Atria Senior Living in Santa Clarita, CA, is seeking a Maintenance Director to lead the maintenance team across the community. You will oversee HVAC, electrical, plumbing, and major appliances, ensuring safety standards and timely repairs while coordinating with outside vendors.

Responsibilities include supervising maintenance, housekeeping, and janitorial staff; managing the budget and expenses; and driving preventative maintenance programs to protect property value.

Qualifikationen

• High school diploma or GED required; 3–5 years multi‑family maintenance/management experience.
• Ability to supervise maintenance, housekeeping, and vendor staff; strong budgeting skills.
• Valid driver’s license; ability to drive company/personal vehicle as needed.

Aufgaben

• Direct a team in maintenance, housekeeping, laundry and janitorial staff; manage scheduling and performance reviews.
• Oversee programs to maximize revenue, control expenses and improve customer satisfaction.
• Maintain the community’s physical condition; ensure safety and regulatory compliance.
• Manage work orders via Facility One; prioritize, delegate and follow through to issue resolution.
• Oversee apartment turnover and preventive maintenance; assess damages and charges.
• Assist in annual maintenance budget development and monitor department expenditures.
• Procure parts and supplies per national account requirements; inspect grounds and homes.
• Ensure policy compliance and negotiate with external vendors; enforce contract terms.
• Ensure compliance with laws and regulations, including Fair Housing; may drive as needed.
