Job summary

Cogir Senior Living seeks a Maintenance Director to oversee daily building operations, safety compliance, and preventative maintenance across a senior living community. You will manage HVAC, electrical, plumbing, carpentry, painting, and major appliances, while guiding staff and coordinating with the Executive Director on bids and budgets.

Ideal candidates bring 3+ years of maintenance leadership in similar settings, strong communication, and a commitment to resident service.

Qualifications

• Education includes a high school diploma; an associate degree is preferred.
• Experience includes managing apartments or senior living/large facilities.
• Strong supervisory, budgeting and vendor-management capabilities.

Responsibilities

• Use general maintenance equipment and ensure safety compliance.
• Organize, prioritize, and complete service requests and repairs on time.
• Inspect grounds and buildings daily to maintain curb appeal and safety.
• Perform turnkey work and ensure vacant units are ready promptly.
• Maintain excellent customer service with residents, staff, vendors, and management.
• Work with the Executive Director to obtain competitive bids for expenses.
• Understand and adhere to budget guidelines.
• Purchase supplies and vendor services using purchase orders and bids.
• Monitor inventory of parts and supplies at appropriate levels.
• Hire, train, and manage department staff of Maintenance Technicians and housekeeping.
• Respond to resident and community emergencies.
• Coordinate compliance with local, state, and federal building codes and safety regs.
• Conduct regular inspections, identify needs, and execute corrections.
