Job summary

Sun Communities & Sun Outdoors seeks a District Manager to oversee multiple communities, ensuring profitability, resident satisfaction, and on-site operations. You will handle capital improvements, leasing, marketing, accounting, and staff management while maintaining Sun's standards.

The role requires housing on-site, strong leadership and budgeting skills, and the ability to coordinate across teams to deliver exceptional resident experiences.

Qualifications

• High School Diploma or GED required.
• Bachelor's Degree in Real Estate, Hospitality, or Business preferred.
• 3 years in property management, including 2 years of supervisory experience required.
• 6 months in sales and leasing experience required.
• Knowledge of maintenance and fair housing/employment laws.
• Strong leadership, organizational, and negotiation skills.
• Proficiency in basic accounting; ability to thrive in a fast-paced environment.
• Computer literacy including MS Office and internet.
• Willingness to respond to community needs during non-business hours.
• Ability to live on-site within the community (housing provided).
• Valid driver's license required.

Responsibilities

• Manage rent collection and invoicing for district.
• Prepare sites for model homes and move-ins.
• Code and approve invoices; monitor expenditures.
• Ensure compliance with federal, state, and local regulations.
• Coordinate team recruitment and development.
• Address questions with established guidelines or determine best course of action.
• Maintain delinquencies and supervise eviction processes per policy.
• Approve move-in incentives and conduct market surveys.
• Distribute lease renewals and rent increase notices on time.
• Oversee Lease Purchase Program (LPP) including repairs and re-leasing.
• Review residency applications and approve or deny residency.
• Maintain curb appeal and condition of communities.
• Inspect and recommend renovations; conduct insurance inspections.
• Monitor community assets and equipment.
• Assist in preparing annual operating budget and capital expenditure planning.
• Review monthly property accounting and explain P&L variances.
• Manage contracted services and local dealer relationships.
• Publish quarterly community newsletter.
• Perform other duties as assigned.
