Job summary

Asset Living seeks a Community Manager to oversee all operations of a housing community on-site. You will supervise staff, manage leasing, maintenance, and finances, ensuring safety, fair housing compliance, and strong resident satisfaction.

Regular hours, strategic budgeting, and proactive leadership are essential for success. Ideal candidates have a high school diploma or higher, CAM/ARM preferred, and solid experience with on-site software, budgeting, and Fair Housing/OSHA knowledge.

Qualifications

• Bachelor’s degree or equivalent experience in housing industry preferred.
• CAM or ARM certification preferred.
• Basic computer skills and on-site software knowledge.
• Fair Housing Laws and OSHA requirements knowledge.

Responsibilities

• Regular/daily onsite attendance is required.
• Screen, hire, train, coach, and develop on-site staff.
• Train, coach, counsel, and guide staff per Asset benchmarks.
• Prepare weekly/daily staff schedules and assignments.
• Address performance problems and coordinate with HR for termination when needed.
• Promote harmony and quality job performance through leadership.
• Ensure policy compliance across staff.
• Aim for NOI improvements through cost control and leasing strategies.
• Develop annual operating budgets/forecasts.
• Monitor deposits, rent collections, and charges timely.
• Monitor vendor invoices reconciliation and coding.
• Ensure timely property closeout and accurate financial reports.
• Strategic leasing management and annual marketing planning.
• Ensure leasing reporting accuracy and up-to-date documentation.
• Handle resident complaints and retention initiatives.
• Show, lease, and move-in prospective residents.
• Oversee admin and maintenance reporting timely.
• Head emergency response for the property with staff and residents.
• Deliver excellent customer service and monitor maintenance responsiveness.
• Maintain property appearance and timely repairs with inspections.
• Plan resources and obtain bids from vendors.
• Direct maintenance, construction, and rehabilitation for quality work.

Education

High School Diploma or Equivalent; Bachelor’s degree preferred or four year’s experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.

Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.

Ability to understand and perform all on-site software functions; basic computer skills required.

Must have basic knowledge of Fair Housing Laws and OSHA requirements.
