Job summary

Thrive Communities seeks an on-site Property Manager in Tacoma to lead leasing, financial oversight, and staff supervision across multiple life-cycle functions. You will manage budgets, ensure timely rent collection, and coordinate maintenance while upholding Thrive’s values and resident-focused standards.

The role requires 3+ years in property management, supervisory experience, and proficiency with Yardi/CRM. 401k, comprehensive benefits, and growth opportunities are offered.

Qualifications

• 3+ years of experience in property management or equivalent.
• 6+ months supervisory experience.
• Experience with budgeting, reporting and vendor management.
• Notary license is required or able to obtain within 3 months of hire.

Responsibilities

• Formulate and monitor budgets to stay within guidelines.
• Ensure rents are collected and posted promptly; handle invoicing and deposits.
• Lead site staff, conduct performance reviews, and supervise HR processes.
• Maintain leasing files and ensure MFTE/Section 8 compliance where applicable.
• Oversee safety, risk, and daily property operations; coordinate maintenance.
