Job summary

Havenpark Communities seeks a Community Manager to run a 134-home on-site operation. You will balance budget, collections, leasing, vendor relationships, and the daily experience of resident families with authority to drive outcomes.

You will lead a small team, coordinate contractors, and ensure safety, curb appeal, and capital projects are delivered on time. A strong operations background and people leadership are essential.

Qualifications

• Experience running an operation (business, store, crew, or budget).
• Sales or customer-facing experience with measurable results.
• Comfort working with maintenance and construction trades.
• Property management experience is welcome but not required.

Responsibilities

• Manage community financial performance: budget, expense management, and NOI.
• Collections: accurate billing, on-time rent, and legal notices compliant with laws.
• Occupancy and leasing: rentals, renewals, and resident approvals in the FSBO process.
• Lead a small on-site team: hiring, developing, and guiding day-to-day activities.
• Vendor and contractor relationships across landscaping, maintenance, and rehabs.
• Curb appeal, amenities, safety standards, and capital projects delivered on time and on budget.
• Resident relationships: issues resolved with urgency and care, renewals earned.
• Two Zoom conversations as part of the hiring process.
