Job summary

GoldOller Real Estate Investments is seeking a Community Manager to lead the operational, financial, and cultural success of a residential property. You will supervise a high‑performing team, ensure resident satisfaction, and drive performance in occupancy and rental income.

This role requires proactive leadership, coaching, and the ability to implement improvement plans while maintaining adherence to Fair Housing laws and company standards. Commissions may be earned monthly.

Qualifications

• Residential property management experience required.
• OneSite experience required.
• CAM or ARM certification preferred.
• Ability to travel and work weekends.
• Valid driver’s license and reliable vehicle.

Responsibilities

• Manage budgets and drive occupancy and rental income within budget.
• Oversee financial data including payroll, overtime, petty cash, rent collection, delinquency, evictions, and reconciliations.
• Utilize RealPage products to track performance, purchasing, PO compliance, and data accuracy.
• Develop action plans and coordinate with Regional Property Manager, Asset Manager, and DOO.
• Regularly walk and inspect the property; document findings.
• Oversee move-ins/outs, inspections, and lease renewals; enforce Fair Housing and safety laws.
• Maintain leasing office with set hours and orderliness.
• Lead weekly team meetings and ensure training compliance.
• Report liability/incidents and process workers’ comp documentation.
