Job summary

Hunt Military Housing Shared Services, LLC is seeking a COM Manager to oversee the Change of Occupancy Maintenance process. You will enter data, plan and schedule internal and contracted work, and coordinate with property management for resident move-ins and move-outs, aiming to meet financial and performance targets.

The role requires 5+ years in building maintenance and at least 1 year of supervisory experience. Proficiency in Yardi and MS Office is preferred.

Qualifications

• High School Diploma or GED (or equivalent) required.
• A minimum of 5 years experience in building maintenance required.
• A minimum of 1 year supervisory experience required.

Responsibilities

• Leads and manages the HMC COM department and its functions for Change of Occupancy Maintenance, including negotiation of trade contracts and service agreements.
• Develops scopes of work.
• Creates or approves Purchase Orders in accordance with HMC policy.
• Ensures vendors meet HMC insurance requirements before work is performed unless approved in accordance with policy.
• Ensures timely payment of contractors after work is completed and meets expectations.
• Schedules internal and contracted work for COM performance.
• Uses Yardi to schedule and track status, time, labor, and materials.
• Reviews and updates completed or planned work daily in Yardi and other platforms.
• Reviews reports for data accuracy and aligns with policy and timelines.
• Identifies inefficiencies and delays in the COM process and drives improvements.
• Supports performance and financial goals including performance incentive metrics.
• Ensures availability of parts and materials to meet timelines.
• Conducts inspections to ensure COM quality and timeliness.
• Requires driving for the Company using company or personal/rental vehicle when needed.
