Job summary

Hunt Military Communities in Bremerton, WA is seeking a Com Manager to oversee Change of Occupancy Maintenance (COM). You will supervise the COM department, coordinate with the property management team for move-ins/move-outs, and manage contracts and purchasing in accordance with HMC policies.

The role requires building maintenance experience, strong scheduling and vendor-management skills, and proficiency in Yardi.

Qualifications

• High School Diploma or GED required.
• 5+ years experience in building maintenance.
• 1 year supervisory experience.
• Proficient in Yardi and related PM software.
• Strong communication and problem-solving skills.

Responsibilities

• Lead the COM department and manage vendor contracts and quality.
• Develop scopes of work for COM projects.
• Create or approve Purchase Orders per policy.
• Ensure vendors meet insurance requirements.
• Ensure timely payment to contractors after work completion.
• Schedule internal and contracted COM work.
• Utilize Yardi to schedule and track COM activities.
• Review data for accuracy and align with policy.
• Identify inefficiencies in COM process to improve timelines.
• Meet performance and financial goals for COM and customer service.
• Maintain parts and materials availability to meet timelines.
• Conduct inspections to ensure quality and timeliness.
