Responsibilities

• Lead and manage the HMC COM department and its functions, including trade contracts and service agreements.
• Develop scopes of work.
• Create or approve Purchase Orders following policy.
• Ensure vendors meet insurance requirements before work.
• Ensure timely payment to contractors after completion.
• Schedule internal and contracted work for COM.
• Use Yardi to schedule and track COM activities.
• Regularly review data in Yardi and other platforms and adjust timelines as needed.
• Verify data accuracy in reports and flag inconsistencies.
• Identify inefficiencies delaying move-ins or work quality.
• Meet performance and financial goals, including incentive metrics.
• Ensure availability of parts and materials to meet timelines.
• Conduct inspections to ensure COM quality and timeliness.
