Huntington Village Homes is seeking a COM Manager to oversee all aspects of Change of Occupancy Maintenance, including data entry into Yardi/COM Scheduler, planning and scheduling internal and contracted work, and coordinating with the maintenance team for resident move-ins and move-outs.

The role reports to the Maintenance Director, requires at least 5 years in building maintenance and 1 year supervisory experience, and demands strong leadership, communication, and problem-solving skills, with

Qualifications

• High School Diploma or GED (or equivalent) required.
• A minimum of 5 years experience in building maintenance required.
• A minimum of 1 year staff supervisory experience required.

Responsabilités

• Lead and manage the COM department, including contracts and quality.
• Develop scopes of work.
• Create or approve purchase orders per policy.
• Ensure vendors meet insurance requirements.
• Schedule internal and contracted COM work.
• Use Yardi/COM Scheduler to track status, time, labor, and materials.
• Review progress and adjust timelines with stakeholders.
• Monitor data accuracy and report inconsistencies.
• Identify inefficiencies in the COM process.
• Meet performance and financial goals and incentive metrics.
• Ensure availability of parts and materials.
• Coordinate inspections with Military Housing Partners to ensure standards.
• Travel with company or personal vehicle as needed (>50% of time).
