Hunt Military Communities is seeking a qualified COM Manager to oversee Change of Occupancy Maintenance operations, coordinating with the property management team for move‑ins and move‑outs and driving performance metrics. You will manage vendors, create scopes, and ensure timely, compliant work using Yardi and other platforms.

Ideal candidates have 4–6 years in building maintenance with 1–3 years of supervisory experience, plus strong communication and scheduling abilities.

Qualifications

• High School Diploma or GED (or equivalent) required.
• 4-6 years experience in building maintenance required.
• 1-3 years supervisory experience required.
• Knowledge of electrical, HVAC, plumbing, carpentry, and general building maintenance.
• Proven ability to meet deadlines, goals, and problem-solve.
• Highly proficient with Yardi property management software.
• Ability to develop comprehensive schedules meeting goals and timelines.
• Understand and follow COM, Work Order, and Purchase Order policies.
• Identify performance or scheduling issues and resolve them.
• Proficient in MS Word, MS Excel, PowerPoint, Email, and browsers.
• Strong oral and written communication; team-oriented.

Responsibilities

• Leads and manages the HMC COM department and its functions for Change of Occupancy Maintenance, including trade contracts and their quality.
• Develops scopes of work.
• Creates or approves Purchase Orders per policy.
• Ensures contractors meet insurance requirements before work unless exempted.
• Ensures timely payment of contractors after work completion.
• Schedules internal and contracted work for COM.
• Uses Yardi to schedule and track status, time, labor, and materials.
• Reviews daily work in Yardi and other platforms and communicates updated timelines.
• Reviews reports for accuracy and alerts management to inconsistencies.
• Identifies inefficiencies delaying move-ins or affecting quality.
• Meets performance and financial goals, including Incentive Fee Metrics for COM and Customer Service.
• Ensures availability of parts and materials to meet timelines.
• Conducts inspections to ensure COM quality and timeliness.
• May require driving company or personal/rental vehicle for company business >50% of the time.
