Job summary

Hunt Military Communities is seeking a Change of Occupancy Maintenance (COM) Manager to lead the COM department at Kailua, HI properties. The role focuses on coordinating internal and contracted work, negotiating trade contracts, and ensuring quality and on-time performance using Yardi as the system of record.

The ideal candidate has at least 5 years in building maintenance and 1 year in supervision, with strong knowledge across electrical, HVAC, plumbing, and carpentry.

Qualifications

• 5 years minimum in building maintenance.
• 1 year minimum supervisory experience.
• Knowledge of electrical, HVAC, plumbing, carpentry, and general building maintenance.

Responsibilities

• Leads and manages the COM department and negotiates trade contracts and service agreements.
• Develops scopes of work for COM.
• Creates or approves Purchase Orders per policy.
• Ensures vendors meet insurance requirements before work.
• Ensures timely payment to contractors after completion.
• Schedules internal and contracted COM work.
• Uses Yardi to schedule and track COM activities.
• Reviews reports for data accuracy and policy alignment.
• Identifies inefficiencies delaying move-ins or work quality.
• Meets performance and financial goals for COM and customer service.
• Ensures availability of parts/materials to meet timelines.
• Conducts inspections to verify COM quality and timeliness.
