ASSISTANT PROPERTY MANAGER

Country Glen Apartments | Groton, Connecticut

Schochet is seeking an experienced, organized, and resident-focused Assistant Property Manager to support the daily operations of Country Glen Apartments, a 324-unit market-rate apartment community in Groton, Connecticut.

The Assistant Property Manager is a key member of the onsite management team and works closely with the Property Manager to support the financial, administrative, leasing, and resident-service functions of the community. This position also oversees and supports the Leasing Consultant and assists with day-to-day property operations in the Property Manager’s absence.

Key Responsibilities
  • Support the Property Manager with the overall administration and daily operations of the community.
  • Oversee day-to-day office operations in the Property Manager’s absence andescalate significant matters as appropriate.
  • Oversee and support the Leasing Consultant, including reviewing completed applicant files for accuracy and compliance prior to final Property Manager approval.
  • Manage property-level Accounts Payable, including invoice review, coding, entry, discrepancy resolution, and preparation for Property Manager approval.
  • Complete required month-end reports and documentation accurately and within established deadlines.
  • Assist with rent collection and resident account administration, including delinquencies, ledger questions, payment arrangements, collection/legal processes, and residents billing.
  • Manage the lease-renewal process, including preparation, correspondence, tracking, follow-up, and processing of completed renewals.
  • Prepare resident correspondence, notices, and other property communications as needed.
  • Coordinate move-in and move-out administration, including notices to vacate, unit-status tracking, resident charges, deposit accounting, and communication with residents and staff.
  • Maintain accurate resident files, property records, reports, correspondence, and system documentation.
  • Assist with resident relations and retention, including responding to concerns and helping resolve resident issues.
  • Provide leasing support as needed, including inquiries, tours, applications, and prospective resident follow-up.
  • Assist with property marketing, resident events, outreach, and other community initiatives as directed by the Property Manager.
  • Perform other duties and special assignments necessary to support the successful operation of the community.
Qualifications and Experience
  • Prior multifamily property management experience required; Assistant Property Manager or comparable onsite management experience preferred.
  • Working knowledge of Accounts Payable, invoice coding and processing, month-end reporting, lease renewals, rental application processing, resident account administration, lease enforcement, Fair Housing practices, and apartment community operations.
  • Ability to oversee and support onsite leasing staff and review applicant files for accuracy and compliance.
  • Demonstrates ability to take ownership of property matters, prioritize competing demands, exercise sound judgment, and follow issues through to completion.
  • Strong written and verbal communication skills, including the ability to handle difficult or sensitive resident interactions professionally.
  • Strong organizational skills and attention to detail, with the ability to maintain accurate records and meet established deadlines.
  • Proficiency with Yardi software, Microsoft Office applications, email, and other business systems.
  • Ability to work collaboratively with residents, prospects, coworkers, vendors, and company leadership while maintaining confidentiality and professionalism.
  • Availability to respond to the operational needs of the community during scheduled working hours and participate in property coverage as required.
