Job summary

Valiant Residential in Texas is seeking an Assistant Maintenance to support the maintenance supervisor and help keep the property in top condition. You will work with the leasing team to maximize renewal and leasing opportunities, with safety and policy compliance as priorities.

This role requires at least two years in apartment maintenance or a related trade, a high school diploma, EPA certification, and a valid driver’s license.

Qualifications

• Minimum of two years of full-time apartment maintenance experience or a related trade.
• High school diploma or equivalent; technical certification is a plus.
• EPA certification for refrigerant handling.
• Proficient English communication; bilingual in Spanish is a plus.
• Own a basic set of hand tools.
• Valid driver’s license with good driving record and auto insurance.
• Ability to travel within major metropolitan areas with possible overnight stays.
• Ability to work some weekends.

Responsibilities

• Complete residents' service requests within 24 hours.
• Manage the system for handling resident service requests and schedule on-call rotation.
• Follow company policies and comply with state and federal laws (ADA, Fair Housing, OSHA).
• Assist in distributing flyers and other materials.
• Keep safety materials current and inspect property for unsafe conditions.
• Maintain records of preventive maintenance and make-ready status of vacancies.
• Schedule and perform routine maintenance on equipment and ensure tools are in good condition.
• Diagnose and repair electrical/plumbing, HVAC, appliances, and related systems daily.
• Handle on-call duties and standby emergency coverage.
• Assist in preparing the property for inspections.
• Perform other duties as assigned by the property manager or Regional Supervisor.
