Job summary

Valiant Residential, LLC is seeking an Assistant Maintenance to support the maintenance supervisor and help uphold the physical integrity of the property while collaborating with the leasing team to maximize renewals and leasing opportunities.

The role emphasizes safety first and adherence to company policies, with duties ranging from service requests to routine maintenance and on-call coverage.

Qualifications

• A minimum of two years of full-time experience in apartment maintenance or a trade that requires basic knowledge of electricity, plumbing, carpentry, painting, and HVAC is required.
• High school diploma or equivalent. Technical Certification is a plus.
• EPA (refrigerant, transition, and recovery certification)
• Must possess strong verbal and written communication skills in English; bilingual in Spanish is a plus.
• Own a basic set of hand tools.
• Valid driver’s license with good driving record and auto insurance.
• Ability to travel within major metropolitan areas with possible overnight stays.
• Ability to work some weekends as needed.

Responsibilities

• Service requests by residents should be completed within 24 hours.
• Implement and manage the system for handling resident service requests; schedule on-call rotation.
• Assist in ensuring all business is conducted in accordance with company policies and laws (ADA, Fair Housing, OSHA).
• Assist in the distribution of flyers and materials.
• Keep safety materials current and inspect property for unsafe conditions.
• Maintain records of preventive maintenance, service requests, and make-ready status of vacant apartments.
• Schedule and perform routine maintenance on equipment; inspect tools.
• Handle on-call duties and standby emergency schedules.
• Assist in preparing the property for inspections.
• Perform additional duties as assigned by the property manager or Regional Community Supervisor.
