Job summary

Valiant Residential is seeking an Assistant Maintenance to support the maintenance supervisor and ensure the physical integrity of our properties. You will work closely with the leasing team to maximize renewal opportunities and handle a broad range of trades, with safety as a priority.

The role requires at least two years in apartment maintenance, an English-speaking background, a valid driver’s license, and EPA certification. Basic hand tools and willingness to travel are essential.

Qualifications

• Minimum two years of full-time apartment maintenance or related trade experience.
• High school diploma or equivalent; technical certification is a plus.
• EPA refrigerant certification (recovery, transition) required.
• English communication skills; bilingual Spanish a plus.
• Own a basic set of hand tools.
• Valid driver’s license with clean record and auto insurance.
• Willingness to travel within metropolitan areas and occasional overnight stays.
• Ability to work some weekends as needed.

Responsibilities

• Complete service requests within 24 hours when possible.
• Assist in managing the system for resident service requests and on-call rotations.
• Ensure safety and compliance with company policies and laws (ADA, Fair Housing, OSHA).
• Assist in distributing flyers and materials.
• Maintain records of preventive maintenance, service requests, and make-ready status of vacant units.
• Perform routine maintenance on equipment and inspect tools regularly.
• Diagnose and repair electrical, plumbing, HVAC, appliances, and related systems as needed.
• Participate in standby emergency schedules for evenings, weekends, and holidays.
• Prepare property for inspections and support the property manager as required.
