Avenue5 Residential is seeking an Assistant Maintenance Supervisor to lead daily maintenance operations at a Portland-area property. You will ensure compliance with Avenue5 policies and standards, manage work orders, and support emergency response, safety, and risk management.

A hands-on role with growth potential. The position requires at least two years in property maintenance, strong carpentry skills, and a valid driver’s license.

Qualifications

• High school diploma or equivalent required.
• Minimum two years of experience in property management or related field.
• General maintenance and carpentry skills required.

Responsibilities

• Oversee day-to-day maintenance operations at the property.
• Perform repairs across electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as per state guidelines.
• Carry out preventative maintenance including painting, lighting, sprinkler, elevator, and more.
• Maintain work orders and ensure timely completion to standards and resident satisfaction.
• Inspect property grounds and common areas to maintain safety and cleanliness.
• Assist with emergencies (snow, fires, floods) and on-call rotations as needed.
• Promote safety and risk management; communicate issues to supervisor and manager.
• Foster positive relations with residents and other properties; mentor maintenance team.
