Avenue5 Residential is seeking a Maintenance Supervisor to lead day-to-day maintenance operations at the assigned property and ensure compliance with company policies and regulations. You will oversee service requests, safety, and preventative maintenance while managing budget adherence and resident satisfaction.

The role requires a minimum of three years in property management or related field, strong carpentry/maintenance skills, and a valid driver's license.

Qualifications

• High school diploma or equivalent required.
• At least three years of experience in property management or related field.
• General maintenance and carpentry skills.
• Must have valid driver's license and auto insurance.
• Ability to read, write and understand English.
• Ability to use basic office equipment.
• Excellent customer service and interpersonal skills.
• Strong organizational and time-management skills.
• Ability to multi-task and manage priorities.
• Ability to cope with and defuse difficult people and maintain confidentiality.

Responsabilités

• Oversee daily maintenance tasks and make-ready standards.
• Review and track service requests and identify chronic issues.
• Respond to maintenance issues promptly per policy.
• Perform repairs in electrical, plumbing, HVAC, carpentry and more.
• Conduct wallboard, cabinet, door repairs and tile work.
• Lead preventative maintenance including lighting, painting, and safety checks.
• Maintain work order accuracy and resident satisfaction.
• Inspect property grounds for safety and cleanliness.
• Manage property emergencies (snow, fires, floods).
• Communicate with property manager on maintenance issues.
• Promote safety and risk management per regulations.
• Coordinate on-call rotation and after-hours maintenance.
• Foster positive relations with residents and partners.
• Conduct pre/post move-in inspections and oversee unit turns.
• Mentor maintenance team and enforce professional standards.
• Ensure budget compliance and advise on expenses.
• Solicit suppliers and ensure policy compliance.
• Walk property with leadership to address challenges.
• Support overall property operations and reporting.
