Avenue5 Residential is seeking an Assistant Maintenance Supervisor in Bothell, WA. You will oversee day-to-day maintenance operations, ensure compliance with policies, and support the property’s safety and upkeep to meet residents’ expectations.

The role requires carpentry, electrical, plumbing, and HVAC skills, plus strong customer service and team leadership. Competitive benefits and a $1,000 hiring bonus accompany a hourly wage of $26–$27.

Qualifications

• Must maintain a valid driver's license, clean driving record and current auto insurance.
• Minimum two years of experience in the property management industry or related field.
• Possess general maintenance and carpentry skills.

Responsibilities

• Perform maintenance on electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds.
• Carry out carpentry tasks like wallboard repair, cabinet replacement, and tile work.
• Conduct proactive preventative maintenance including siding, painting, lighting, sprinkler, elevator.
• Maintain work order system and ensure timely completion to standards and resident satisfaction.
• Daily inspection of grounds and common areas for safety and cleanliness.
• Assist with management of property emergencies (snow, fires, floods).
• Communicate with maintenance supervisor and property manager about issues.
• Observe safety and risk management per regulations.
• Contribute to on-call rotation and after-hours maintenance duties.
• Foster courteous, professional interactions with residents and staff.
• Mentor maintenance team and uphold professional appearance and conduct.
