Avenue5 Residential, LLC, Portland, OR, is seeking an Assistant Maintenance Supervisor to oversee day-to-day maintenance and ensure compliance with company policies and laws. The role includes a wide range of repairs and preventative work across electrical, plumbing, carpentry, HVAC, and grounds maintenance.

Responsibilities include managing work orders, inspecting grounds, assisting in emergencies, mentoring the team, and upholding safety standards while delivering excellent resident service.

Qualifikationen

• High school diploma or equivalent required.
• Minimum two years of experience in the property management industry or directly related field.
• Possess general maintenance and carpentry skills.

Aufgaben

• Repair electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance per state guidelines.
• Perform wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
• Conduct proactive preventative maintenance including siding, painting, lighting, sprinkler, pool, elevator, and more.
• Maintain work order system and ensure timely completion to company standards and resident satisfaction.
• Daily inspection of grounds, buildings, and common areas to maintain safety and cleanliness and identify issues.
• Assist with management of property emergencies (snow, fires, floods) and communicate with maintenance supervisor and property manager.
• Observe and promote safety and risk management according to rules and regulations.
• Participate in on-call rotation and monitor response times.
• Promote customer satisfaction by maintaining cleanliness and curb appeal and professional interaction with residents.
• Foster positive relations with residents and other properties.
• Inspect pre-move-in and post-move-out apartments and ensure timely unit turns.
• Act as mentor to maintenance team and maintain professional appearance.
• Adhere to all components of the company risk management program.
• Complete special projects assigned by maintenance supervisor and/or property manager.
