Job summary

Avenue5 Residential, a national property management company, is seeking an Assistant Maintenance Supervisor to oversee day-to-day maintenance operations at the assigned property. You will ensure compliance with company policies, manage a work order system, and support safety and risk management programs.

The role involves hands-on repair work across electrical, plumbing, carpentry, HVAC, and grounds, plus mentoring the maintenance team, inspecting common areas, and coordinating with the property

Qualifications

• High school diploma or equivalent is required.
• Minimum two years of experience in the property management industry or directly related field.
• Possess general maintenance and carpentry skills.

Responsibilities

• Perform maintenance functions including repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC and grounds maintenance.
• Perform general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair and tile repair.
• Proactively perform preventative maintenance including siding, painting, lighting, sprinkler, pool and elevator maintenance.
• Maintain work order system and ensure timely completion to standards and resident satisfaction.
• Daily inspection of grounds, buildings, and common areas to maintain safety and cleanliness and identify issues.
• Assist with management of property emergencies and on-call rotation.
• Promote safety and risk management per rules and regulations.
• Foster positive relationships with residents and staff; ensure quality unit turns.
