Job summary

Avenue5 Residential is seeking an Assistant Maintenance Supervisor to oversee daily maintenance operations for the assigned property and ensure compliance with company policies and regulations. You will supervise technical tasks, manage the work order system, and maintain safety and curb appeal for residents and guests.

The role requires a high school diploma and at least two years in property management or related field, plus carpentry and general maintenance skills.

Qualifications

• High school diploma or equivalent is required.
• Minimum two years of experience in the property management industry or directly related field.
• Possess general maintenance and carpentry skills.

Responsibilities

• Perform electrical, plumbing, appliance, flooring, carpentry, HVAC, and grounds maintenance tasks as dictated by state guidelines.
• Perform general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
• Execute proactive preventative maintenance including siding, painting, lighting, sprinkler, pool, and elevator maintenance.
• Maintain work order system and ensure timely completion to meet resident expectations.
• Daily inspection of property grounds, buildings, and common areas to maintain safety and cleanliness and identify issues.
• Assist with management of property emergencies (snow, fires, floods) and participate in on-call rotation.
• Promote safety and risk management in line with laws and company rules.
• Foster positive relationships with residents and collaborate with other properties and agencies.
• Conduct pre-move in and post-move out inspections and ensure timely unit turns.
• Mentor maintenance team and maintain professional demeanor and appearance.
• Adhere to all components of the company risk management program.
• Complete special projects as assigned by maintenance supervisor or property manager.
