Avenue5 Residential in Vista, CA is seeking an Assistant Maintenance Supervisor to lead day-to-day property maintenance and support the onsite team. You will perform electrical, plumbing, carpentry, HVAC, and preventative tasks while ensuring safety, quality, and resident satisfaction.

You will manage work orders, inspect grounds, assist with emergencies, mentor staff, and uphold Avenue5's safety, risk management, and housing training programs.

Qualifications

• Must have a valid driver’s license with clean driving record and current auto insurance.
• Ability to read, write and understand English.
• Possess general maintenance and carpentry skills.
• Excellent customer service and interpersonal skills.
• Strong organizational and time-management skills.
• Ability to multi-task.
• Ability to cope with and defuse situations involving angry or difficult people.

Responsibilities

• Perform maintenance repairs across electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds as required.
• Conduct wallboard repair, countertop/cabinet replacement, finish carpentry, door/lock repair, and tile repair.
• Execute preventative maintenance including siding, painting, lighting, sprinkler, pool, elevator and more.
• Maintain work order system and ensure timely completion to standards and resident satisfaction.
• Daily inspection of property grounds, buildings and common areas for safety and cleanliness.
• Assist with property emergencies and on-call rotation; communicate with supervisor and manager.
• Promote safety and risk management in accordance with rules and regulations.
• Mentor maintenance team and uphold professional demeanor and appearance.
• Complete special projects as assigned.
