Job summary

Asset Living is seeking an Assistant Community Manager to oversee the daily operations and financial functions of the housing community. You will help manage delinquency and rent collection to optimize cash flow and support onsite staff.

As an onsite leader, you will supervise staff, ensure compliance with policies and fair housing guidelines, and assist with budgets, leasing, maintenance, and risk management as needed.

Qualifications

• High School Diploma or Equivalent; Bachelor’s degree preferred or two years experience in the housing industry.
• Ability to understand and perform all onsite software functions; basic computer skills required.
• Must have basic knowledge of Fair Housing Laws and OSHA requirements.

Responsibilities

• Posting payments and income accurately for applicants, current residents, and non-current residents.
• Processing and reconciling daily account receivables.
• Monitor and follow up on bad debt including late notices, resident and guarantor contact, and evictions.
• Assist in meeting budgeted revenues, expenses, and Net Operating Income for the property.
• Post charges to resident and non-current resident accounts; include utility bill-backs where applicable.
• Perform end-of-month closing procedures and reporting.
• Maintain organized records; audit resident files for accuracy.
• Walk units and post move-out charges, statements, and security deposit refunds.
• Regular onsite attendance is required.
• Screen, hire, train, coach, and develop onsite staff; ensure policy compliance.
• Promote staff harmony, performance, and leadership.
• Leverage leasing techniques to achieve closures and accurate reporting.
• Implement annual marketing plans and resident retention programs.
