Job summary

Avenue5 Residential is seeking a Maintenance Technician to address a range of apartment and property maintenance duties while delivering high standards of customer service and curb appeal.

You will perform repairs across electrical, plumbing, appliances, carpentry, HVAC, and grounds, while maintaining safety and compliance. The role requires practical maintenance skills and a focus on resident satisfaction.

Qualifications

• High school diploma or equivalent is required.
• At least one year of experience in the property management industry or directly related field.
• Possess general maintenance and general carpentry skills.

Responsibilities

• Address electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as directed by supervision.
• Perform general carpentry tasks such as wallboard repair, cabinet replacement, door/lock repair, and tile work.
• Conduct proactive preventative maintenance including siding, painting, lighting, sprinkler, pool, elevators, etc.
• Maintain work order system and ensure timely completion to standards and resident satisfaction.
• Inspect property grounds and common areas to uphold safety and cleanliness; identify issues.
• Assist with property emergencies (weather, fires, floods) as needed.
• Communicate with maintenance leadership about issues and updates.
• Observe safety and risk management per rules and regulations.
• Participate in after-hours on-call maintenance; meet response times.
