Job summary

Monarch Investment and Management Group is seeking a Maintenance Supervisor for Deer Ridge Apartments in Jamestown, ND. This full-time, on-site role requires leading a maintenance team, handling unit turnovers, and performing repairs across plumbing, HVAC, electrical, and carpentry.

The position includes weekly on-call duties and budget oversight. Candidates should have HVAC experience, a high school diploma, and 4+ years in maintenance, preferably in multifamily housing, with experience

Qualifications

• HVAC experience including knowledge of boilers, units, and controls.
• Experience managing 1+ employees in a maintenance setting.
• 4+ years in maintenance; multi-family housing preferred.
• Experience with light plumbing and electrical work.
• Drywall, painting, carpentry experience.
• Ability to demonstrate basic job duties during interview.

Responsibilities

• Ensure work orders are completed and assigned by priority.
• Turn and prep units between tenants.
• Repair property systems: plumbing, electrical, carpentry, drywall, HVAC.
• Monthly budget analysis with Property Manager.
• Maintain preventative maintenance program.
• Oversee exterior structural maintenance as needed.
• Manage 24/7 on-call coverage and vendor bids for major repairs.

Schedule: Monday-Friday 8:00 am - 5:00 pm, On-Call rotation 1 week every 3 weeks

Responsibilities

• Ensuring that work orders are being completed and assigned to team members based on priority
• Turning and making units ready in between tenant occupancy
• Completing repairs in property and apartment plumbing, electrical, carpentry, drywall, and HVAC
• Monthly budget analysis with Property Manager
• Manage and maintain a consistent preventative maintenance program
• Exterior structural maintenance as needed
• Managing coverage of a 24/7 emergency on-call system
• Managing bids and planning major repairs from third party vendors

Requirements

• HVAC experience required, to include knowledge of ACs, boilers, and forced air units
• High school diploma or equivalent
• 4+ years’ experience in the maintenance field
• 4+ year experience within the multi-family housing industry preferred
• Experience managing 1+ employees
• Drywall, painting, and carpentry experience
• Experience with light plumbing and electrical work
• Working knowledge of appliances to include washers and dryers
• Ability to physically demonstrate basic job duties (completed during interview process)
