Job summary

Southern Management Companies seeks an Assistant Service Manager to lead a maintenance team across communities. In this full-time role, you will diagnose problems and perform hands-on repairs in HVAC, electrical, plumbing, carpentry, drywall, and related trades to meet company standards and laws.

You will supervise 5+ team members, monitor timesheets and service requests in Yardi and Kronos, manage safety programs, and contribute to budget planning and long-range maintenance goals.

Qualifications

• High school diploma or equivalent; minimum of 3 years in a maintenance or related field.
• M-II level hands-on skills/training within one year of employment.
• Ability to supervise and motivate a team of 5+ members.

Responsibilities

• Supervise and mentor the service team and monitor performance.
• Review Yardi/Kronos logs, timesheets, and service requests.
• Maintain vacancy, preventive maintenance, inventory and material usage logs.
• Schedule contracts (painting, cleaning, trash pickup) and daily activities.
• Contribute to budget planning and long-range maintenance strategy.
• Ensure turnover processes comply with policy and safety standards.
• Conduct safety meetings and enforce safety measures.
