Job summary

Southern Management Companies is seeking an Assistant Service Manager in Maryland to oversee maintenance operations at our community. You will diagnose problems, perform hands-on repairs in HVAC, electrical, plumbing, carpentry, and more, and mentor a team of technicians to meet standards and legal requirements.

This role emphasizes safety, logs, scheduling, vendor coordination, and budget input; you will participate in on-call rotations and ensure a clean, safe, well-maintained property.

Qualifications

• Supervise and mentor a service team of 5+ members.
• Ensure logs for vacancies, PMs, inventory and usage are up to date.
• Maintain knowledge of safety codes and building regulations.
• Read and interpret prints and specifications for maintenance tasks.

Responsibilities

• Accountability for performance of the service team.
• Assist with reviewing and monitoring the service team's time sheets and service requests.
• Provide complete support to the property manager and Southern Management Companies in upholding standards and procedures.
• Keep up-to-date logs of vacancy schedule, preventive maintenance, inventory and material usage.
• Mentor and train service team members; participate in training/education.
• Lead regular safety meetings and document outcomes.
• Ensure tools are properly maintained and compliant with safety rules.
• Coordinate contracts (painting, cleaning, trash pickup, etc.).
• Contribute to long-range planning and budget recommendations.
• Respond to emergencies following corporate procedures.
