RecruitPedia Pte Ltd is working with a major regional property developer to appoint a Property Manager in Singapore. The role focuses on overseeing daily building operations, vendor management, budgeting, and governance to maintain high service and safety standards.

The ideal candidate holds a Diploma in Property Management or related discipline with at least 3 years of relevant commercial property management experience, including involvement with security and cleaning providers.

Our client is a major regional property developer and investor. They are looking for a Property Manager for the next phrase of their business. They are located at Central of Singapore– easily accessible.

Duties

• Property Operations Management – Oversee daily building operations, ensuring cleanliness, safety, presentation and service standards are consistently maintained.
• Vendor & Contract Management – Manage outsourced building service providers, establish SLAs and KPIs, and conduct regular performance reviews to ensure service quality and value.
• Tender & Procurement Management – Lead tender exercises, contract negotiations and procurement activities, evaluating quotations and proposals for cost effectiveness.
• In-house Team Leadership – Recruit, lead and develop in-house security and cleaning teams, fostering accountability, service excellence and continuous improvement.
• Budgeting & Cost Control – Prepare annual operating budgets and forecasts, monitor operating expenses, conduct variance analysis and identify cost-saving opportunities.
• Financial Reporting & Analysis – Review monthly financial reports, track expenditure and support management in preparing financial reports, presentations and business cases.
• Compliance, Risk & Safety Management – Ensure compliance with statutory requirements, regulatory standards and company policies, while managing incidents, investigations and risk mitigation measures.
• Operational Excellence & Governance – Develop and implement operational policies, SOPs and governance frameworks, conduct regular inspections and audits, and drive continuous improvement initiatives across building operations.

Requirements

• Diploma in Property Management, Real Estate, Building Management, Facilities Management, Engineering, Business or related disciplines with at least 3 years of relevant experience in commercial property management.
• Proven experience managing security, cleaning and maintenance service providers.
• Experience in budgeting, financial analysis and cost management.
• Prior involvement in setting up, transforming or insourcing security and cleaning functions will be highly advantageous.
