Job summary

We are seeking a highly motivated, dynamic and commercially astute Manager to manage the soft services of property management. This is a hands‑on role responsible for overseeing the day‑to‑day management of the property soft services, budgeting, and compliance. The ideal candidate is energetic, proactive, financially strong, capable of multitasking, and thrives in a fast‑paced environment where operational excellence and cost management are critical. The successful candidate will build and lead the property's security and cleaning services and managing outsourced building services while ensuring the asset is maintained to the highest standards.

Property Operations & Vendor Management

• Lead the in-house security and cleaning team.


• Managed outsourced building services providers and establish service level agreements (SLAs),


• performance metrics and KPI scorecards.


• Conduct regular performance reviews and ensure contractors deliver value and quality services.


• Lead tender exercises, contract negotiations and procurement activities.


• Drive continuous improvement and productivity initiatives across all service providers.


• Develop and implement operational policies, SOPs and governance frameworks.


• Conduct regular inspections and audits to ensure building presentation, cleanliness, safety and service delivery standards are met.

Financial Management & Cost Control

• Prepare and manage annual operating budgets and forecasts.


• Monitor operating expenses and identify opportunities for cost optimization and efficiency improvements.


• Review monthly financial reports, variance analysis and expenditure tracking.


• Evaluate business cases, quotations and procurement proposals to ensure cost effectiveness.


• Support management in preparing financial reports and presentations.

Compliance, Risk & Safety

• Ensure compliance with all statutory requirements, regulatory standards and company policies.


• Manage incidents, investigations and risk mitigation measures.


• Maintain records, certifications and regulatory reporting requirements.

Team Leadership

• Recruit, build and lead the in-house security and cleaning team.


• Establish a high-performance culture focused on accountability, service excellence and continuous improvement.


• Coach and develop team members to ensure operational effectiveness.

Job Requirements

• Diploma in Property Management, Real Estate, Building Management, Facilities Management, Engineering, Business or related disciplines with at least 3 years of relevant experience in commercial property management.


• Experience managing Grade A office buildings preferred.


• Proven experience managing security, cleaning and maintenance service providers.


• Experience in budgeting, financial analysis and cost management.


• Prior involvement in setting up, transforming or insourcing security and cleaning functions will be highly advantageous.
