PEOPLE PROFILERS PTE. LTD. in Singapore seeks a Property Operations & Vendor Management leader to oversee in-house security and cleaning teams, and to coordinate with outsourced providers for SLAs, KPI scores, and value delivery across a Grade A office campus.

You will drive procurement, budgeting and cost control, implement SOPs and governance, conduct inspections and audits, and build a high-performance team focused on safety, service excellence, and continuous improvement.

Qualifications

• Diploma in Property Management or related discipline with at least 3 years of relevant experience in commercial property management.
• Experience managing Grade A office buildings preferred.
• Proven experience managing security, cleaning and maintenance service providers.
• Experience in budgeting, financial analysis and cost management.
• Involvement in setting up, transforming or insourcing security and cleaning functions is advantageous.

Job Description

Property Operations & Vendor Management

• Lead the in-house security and cleaning team.
• Managed outsourced building services providers and establish service level agreements (SLAs), performance metrics and KPI scorecards.
• Conduct regular performance reviews and ensure contractors deliver value and quality services.
• Lead tender exercises, contract negotiations and procurement activities.
• Drive continuous improvement and productivity initiatives across all service providers.
• Develop and implement operational policies, SOPs and governance frameworks.
• Conduct regular inspections and audits to ensure building presentation, cleanliness, safety and service delivery standards are met.
  

Financial Management & Cost Control

• Prepare and manage annual operating budgets and forecasts.
• Monitor operating expenses and identify opportunities for cost optimization and efficiency improvements.
• Review monthly financial reports, variance analysis and expenditure tracking.
• Evaluate business cases, quotations and procurement proposals to ensure cost effectiveness.
• Support management in preparing financial reports and presentations.

Compliance, Risk & Safety

• Ensure compliance with all statutory requirements, regulatory standards and company policies.
• Manage incidents, investigations and risk mitigation measures.
• Maintain records, certifications and regulatory reporting requirements.
  

Team Leadership

• Recruit, build and lead the in-house security and cleaning team.
• Establish a high-performance culture focused on accountability, service excellence and continuous improvement.
• Coach and develop team members to ensure operational effectiveness.

Job Requirements

• Diploma in Property Management, Real Estate, Building Management, Facilities Management, Engineering, Business or related disciplines with at least 3 years of relevant experience in commercial property management.
• Experience managing Grade A office buildings preferred.
• Proven experience managing security, cleaning and maintenance service providers.
• Experience in budgeting, financial analysis and cost management.
• Prior involvement in setting up, transforming or insourcing security and cleaning functions will be highly advantageous.
