Responsibilities

Maintenance & Operations

• Plan, manage, and monitor preventive maintenance programmes to ensure compliance with regulatory requirements and technical specifications.

• Maintain a comprehensive master schedule for equipment, systems maintenance, and replacement works.

• Conduct regular inspections to ensure building integrity, safety, and operational efficiency.

• Develop and implement building and equipment upgrade plans aligned with operational and business needs.

• Ensure smooth day-to-day building operations by responding promptly to emergencies with minimal disruption.

• Coordinate with contractors, consultants, and relevant government authorities on maintenance matters, including licensing and renewal of major equipment and installations.

• Supervise and verify contractor works to ensure compliance with specifications, statutory requirements, and safety standards.

• Prepare, review, and manage the annual maintenance budget, ensuring cost efficiency and value-for-money procurement.

• Optimize maintenance costs through energy conservation initiatives and effective cost-control measures.

• Perform other duties as assigned by the General Manager.

People Management

• Lead, supervise, and motivate the maintenance team to enhance productivity and service excellence.

• Manage, coach, and develop a high-performing team to meet operational and organizational objectives.

• Establish and uphold high standards of workmanship, discipline, and professional conduct.

• Conduct staff training, cross-training, and onboarding programmes for new hires.

• Oversee performance management processes, including proper documentation and record-keeping.

• Plan and manage departmental manpower requirements to support operational needs.

• Collaborate with senior management to identify opportunities for process improvements and operational efficiency.

Fire Safety Management

• Develop, implement, and review fire emergency response plans and procedures.

• Conduct routine fire safety inspections and proactively address potential fire hazards.

• Oversee the maintenance and operational readiness of all fire protection systems.

• Educate staff, tenants, and occupants on fire safety awareness and best practices.

• Train staff and tenants in fire‑fighting, emergency response, and evacuation procedures.

• Organize, supervise, and evaluate fire drills and evacuation exercises.

• Supervise Fire Command Centre operations to ensure readiness and compliance.

• Prepare and submit annual fire safety reports to management.

• Ensure full compliance with fire safety regulations and requirements set by the Singapore Civil Defence Force (SCDF) and the Ministry of Manpower (MOM).
