Key Responsibilities
- Model Creation: Develop detailed BIM models of MEP systems, including HVAC, electrical, plumbing, and fire protection systems, using industry-standard software (e.g., Revit, AutoCAD MEP).
- Model Coordination: Collaborate with other project team members to ensure coordination between MEP systems and other building elements (e.g., structural, architectural).
- Ability to produce CSM – CSD.
- Data Management: Manage and maintain BIM data, including material properties, equipment specifications, and system performance data.
- Clash Detection: Identify and resolve clashes between MEP systems and other building components to prevent construction errors and delays.
- Quantity Takeoffs: Generate accurate quantity takeoffs for MEP materials and equipment based on the BIM model.
- Documentation: Prepare MEP drawings, schedules, and other documentation based on the BIM model.
- As-Built Modeling: Create as-built BIM models to document the actual construction of MEP systems.
- BIM Standards Compliance: Ensure compliance with project-specific BIM standards and best practices.
- Focus on MEP Items
- Responsible for the progressive updating of all MEP drawings, construction model and asset information model.
- Responsible for encoding all necessary 4D,5D and 6D codes.
- Inform technical coordinators and BIM coordinator on all model clashes and design discrepancies during construction model development.
- Ensure to achieve discipline level clash free or acceptable clash standards are observed in construction model and asset information model development.
Technical Leadership & Quality Assurance
- Model Review and Auditing: Conduct detailed quality checks and audits on MEP BIM models created by junior modelers or external parties to ensure adherence to BIM Execution Plan (BEP) and project specifications.
- Family Creation and Management: Develop, maintain, and standardize a comprehensive library of project-specific MEP BIM families (content creation), ensuring they contain accurate geometry, connections, and metadata/parameters required for 4D, 5D, and 6D applications.
- BIM Content Optimization: Optimize model performance by ensuring efficient file size and appropriate level of detail (LOD) for different project phases, especially during the pre-construction and construction phases.
- Template Development: Assist the BIM Lead in developing and maintaining project-specific MEP BIM templates (e.g., Revit templates) to enforce standards and increase modeling efficiency.
Coordination and Collaboration
- Advanced Clash Resolution: Lead the complex inter-disciplinary clash detection and resolution process using advanced tools (e.g., Navisworks, Solibri). Document and communicate required design changes effectively to the engineering team.
- Leading Coordination Meetings: Actively participate in, and sometimes lead, BIM coordination meetings specifically focused on complex MEP system routing and installation sequencing.
- Workflows and Procedures: Develop and document MEP-specific BIM modeling workflows and procedures for the project team to ensure consistency and efficiency.
- Interface Management: Specifically manage the modeling and coordination of complex MEP interfaces with structural elements, façade systems, and specialist equipment.
Required Skills and Qualifications
- Bachelor's degree or Diploma in Mechanical Engineering, Electrical Engineering, or a related field.
- Proven (min required experience) experience in MEP BIM modeling, preferably in the construction industry.
- Proficiency in industry-standard BIM software (e.g., Revit, AutoCAD MEP).
- Strong understanding of MEP system design, installation, and operation.
- Excellent communication and interpersonal skills.
- Ability to work effectively in a team environment.

- Problem-solving and analytical skills.
Desired Skills and Qualifications
- Experience with BIM collaboration platforms (e.g., ACC, BIM 360, Autodesk Collaboration).
- Knowledge of Singapore building codes and regulations.
- Certification in BIM Modeling.
