Job summary

Qiddiya is seeking a Development Manager to lead the planning, development, and delivery of commercial office assets within the Commercial Office Business Unit in Riyadh. You will drive projects from concept through design, procurement, construction, and handover, aligning with strategic objectives and development standards.

You will coordinate with multiple stakeholders, manage budgets, contracts, and risk, and ensure timely delivery, quality, and readiness for operators.

Qualifications

• Bachelor's degree in Civil Engineering, Architecture, Construction Management, Real Estate Development, Urban Planning, Quantity Surveying, Project Management, or a related field.
• Experience delivering commercial office, mixed-use, or large-scale real estate developments.
• 5-7 years of experience in real estate development, project management, design management, or construction.

Responsibilities

• Lead end-to-end development and delivery of commercial office projects from concept through handover.
• Prepare and manage development briefs, project execution plans, budgets, schedules, and business cases.
• Coordinate multidisciplinary consultants to meet business, operational, and commercial objectives.
• Drive project governance, approvals, and stakeholder alignment with internal and external parties.
• Oversee budgets, forecasts, and financial performance to achieve objectives.
• Support procurement activities, including tender strategies, bid evaluations, and contracts.
• Manage consultant and contractor performance, variations, claims, and commercial matters.
• Identify and mitigate project risks while ensuring compliance with policies and processes.
• Coordinate with Delivery, Commercial, Leasing, Operations, Finance, Legal, and other stakeholders for successful execution.
• Ensure timely delivery, quality assurance, and smooth asset handover to end users and operators.
