Role Context
The Retail and Advertising Manager will serve as the commercial interface between infrastructure design and the future revenue-generating use of retail and advertising assets. The role will ensure retail units are properly planned, adequately serviced, technically leasable, and suitable for future tenant occupation while advertising locations are positioned for visibility, operational practicality, and commercial value. By integrating commercial requirements early into design and delivery, the position will help avoid costly retrofits and improve long-term asset performance.
Key Responsibilities
- Provide specialist commercial consultancy covering retail areas, advertising assets, click-and-collect facilities, ATMs, and related revenue-generating spaces.
- Advise the Client on commercial asset planning across stations, hubs, public areas, and associated development zones.
- Review retail layouts to ensure spaces are functional, commercially attractive, and appropriate for intended tenant categories.
- Assess retail area dimensions, visibility, circulation, frontage, access, and customer flow.
- Verify that retail locations comply with contractual requirements and approved commercial objectives.
- Confirm retail spaces are suitable for leasing and future fit-out.
- Review utility provisions serving retail units, including power, water, drainage, ventilation, communications, and other required infrastructure.
- Ensure connections are appropriately sized for expected tenant uses.
- Identify commercial spaces where insufficient infrastructure could limit future leasing flexibility.
- Coordinate with MEP engineers to resolve service requirements before construction completion.
- Review interfaces between tenant areas and base-building systems.
- Coordinate structural, ICT, fire and life safety, and building services requirements affecting retail occupation.
- Evaluate retail spaces against Fit for Purpose criteria.
- Recommend modifications where layouts, access, services, or visibility could reduce rental potential.
- Support spatial planning and commercial zoning across retail areas.
- Develop or review tenant zoning concepts based on location, customer behavior, adjacencies, and operational requirements.
- Assess opportunities to improve commercial mix and customer convenience.
- Review proposed locations for ATMs and automated service points.
- Evaluate click-and-collect areas for accessibility, circulation, security, and operational practicality.
- Review the project 's internal and external advertising strategy.
- Assess proposed advertising formats against architectural, operational, and commercial requirements.
- Evaluate placement of digital screens, static displays, wayfinding-integrated advertisements, and other media assets.
- Review advertising distribution to improve visibility while preventing visual congestion.
- Coordinate advertising locations with passenger flow, public circulation, retail frontages, and sightlines.
- Identify premium advertising positions with strong commercial exposure.
- Ensure advertising elements do not interfere with safety systems, directional signage, security equipment, or operational infrastructure.
- Coordinate advertising requirements with architecture, interiors, MEP, ICT, lighting, and structural teams.
- Review infrastructure requirements for digital advertising systems.
- Support planning of power, data, access, mounting, and maintenance provisions for advertising assets.
- Advise the Client on advertising network integration and commercial readiness.
- Support development of commercial strategies for monetizing retail and media assets.
- Provide input into concession, lease, and revenue-share models where required.
- Assist with evaluation of commercial concepts against operational and technical constraints.
- Participate in design reviews to ensure commercial requirements are retained throughout project development.
- Review consultant submissions and identify issues affecting commercial usability or revenue generation.
- Coordinate comments with relevant technical disciplines before formal Client response.
- Lead commercial asset discussions with designers, project teams, and specialist consultants.
- Act as the principal interface with the Client for retail and advertising matters.
- Prepare technical-commercial reports, recommendations, and decision papers.
- Present commercial planning issues and proposed solutions to senior stakeholders.
- Support stakeholder workshops covering retail layouts, commercial zoning, tenant servicing, and advertising placement.
- Coordinate with future operators where operational requirements affect commercial assets.
- Review proposed changes to ensure they do not compromise leasing, advertising, or concession opportunities.
- Maintain action logs covering commercial design issues and outstanding decisions.
- Monitor resolution of commercial asset comments through design development.
- Support handover readiness for retail and advertising spaces.
- Verify that commercial areas are delivered with the required infrastructure and documentation.
- Contribute to long-term commercial asset optimization by identifying adaptable and scalable solutions.
Ideal Profile
- Bachelor 's degree in Architecture, Real Estate Development, Commercial Management, or a related discipline.
- Minimum 8 years of experience in retail development, shopping center management, commercial asset planning, or asset optimization.
- Proven background working for major commercial developers, asset owners, or owner 's representative organizations.
- Strong experience reviewing retail layouts and tenant zoning strategies.
- Practical understanding of how spatial planning influences leasing performance and customer circulation.
- Demonstrated experience planning high-visibility advertising locations.
- Strong understanding of retail fit-out requirements and base-building interfaces.
- Experience coordinating tenant needs with MEP, structural, ICT, and architectural systems.
- Ability to determine whether commercial spaces are technically ready for leasing.
- Understanding of utility loading and infrastructure requirements for different retail uses.
- Experience working with advertising networks, media assets, or commercial signage is advantageous.
- Strong commercial judgment when assessing location quality, visibility footfall, and revenue potential.
- Familiarity with mall, lifestyle center, transit hub, airport, metro, or rail commercial environments.
- Experience integrating retail and advertising into major transport infrastructure is highly desirable.
- Understanding of lease management, concessions, and revenue-share arrangements is advantageous.
