Qualifications

• 15+ years in construction PM, with 5+ years in hotel/resort/high-end hospitality projects.
• Experience in Saudi Arabia or GCC with local regulatory familiarity.
• Experience delivering hotel projects from construction to opening handover.

Responsibilities

• Full-cycle construction management from pre-construction to handover.

Job description

We are seeking an experienced Project Manager to lead the delivery of a high-end hotel project in Riyadh. This role will oversee the project from construction commencement through to handover, ensuring it is completed on time, within budget, and to the highest quality standards, in full alignment with international hotel brand requirements. The successful candidate will have a proven track record of delivering hotel, resort, or large-scale mixed-use developments in Saudi Arabia or the wider GCC region.

Key Responsibilities

• Full-Cycle Construction Management: Manage the hotel project through all phases - pre-construction, construction execution, commissioning, and final handover - ensuring delivery within the agreed scope, budget, and schedule.
• Schedule & Budget Control: Develop detailed construction schedules, resource plans, and cash flow forecasts. Continuously monitor actual progress against the baseline, implement corrective actions proactively, and manage cost variations to keep the project within the approved budget.
• Contractor & Consultant Management: Manage the performance of the main contractor, subcontractors, supervision consultants, design consultants, and specialist vendors, ensuring full contractual compliance and quality standards.
• Stakeholder Coordination: Act as the central point of coordination between the owner, hotel brand, design team, consultants, and contractors - ensuring smooth information flow, efficient decision-making, and balanced stakeholder interests.
• Quality & Brand Standards Compliance: Ensure all construction work complies with the hotel brand's MEP, fit-out, and operational standards. Oversee mock-up room approvals, material submittals, and final quality inspections.
• Saudi Regulatory Compliance: Ensure the project fully complies with the Saudi Building Code, municipal permit requirements, and all relevant regulatory authorities.
• Risk & Safety Management: Proactively identify construction risks (schedule, cost, quality, safety) and develop mitigation strategies. Establish and maintain a strong safety culture on site.
• Progress Reporting: Provide regular written and verbal progress reports to senior management and project stakeholders, covering schedule, cost, risk, quality, and key decision points.
• Handover & Closeout: Lead commissioning, snagging, final acceptance, and a smooth transition to the hotel operations team.

Qualifications

• Education: Bachelor's degree in Civil Engineering, Construction Management, Architecture, or a related field.
• Experience: Minimum 15 years of construction project management experience, with at least 5 years focused on delivering hotel, resort, or high-end hospitality projects.
• Saudi/GCC Experience: Hands-on experience delivering construction projects in Saudi Arabia or the GCC, with strong familiarity with the local contractor landscape, municipal approval processes, and the Saudi Building Code.
• Hotel Project Experience: A proven record of delivering hotel projects from construction through to opening handover, with an understanding of hotel brand standards for MEP, acoustics, fire safety, and fit-out.
• Project Management Tools: Proficiency in MS Project, Primavera P6, or equivalent project management software.
• Language Skills: Fluent in English (written and spoken). Arabic proficiency is a significant advantage.
• Technical Skills: Ability to read and coordinate architectural, structural, and MEP drawings, with a solid understanding of construction methods, cost control, and contract management.
