Job summary

Dussmann Ajlan & Bros is seeking a CAFM Consultant to lead CAFM/CMMS implementations from Yanbu/Umluj, Saudi Arabia. You will manage asset data, workflows, and BIM–FM integration to optimize FM operations and reporting.

You will validate data quality, develop KPI dashboards, and ensure governance across projects, with exposure to ERP/BMS integrations and digital FM transformation.

Qualifications

• Bachelor-level or higher in FM, Engineering, CS or related field.
• CAFM vendor certifications (Maximo/Archibus/Planon) or ITIL awareness.
• Knowledge of BIM–FM integration and AIR is preferred.

Responsibilities

• Lead CAFM system implementation and governance across projects.
• Define asset registers, hierarchy, and data standards (ASSETNUM/LOCATION).
• Coordinate BIM–FM integration and AIR alignment for operations.
• Validate data quality to ensure FM data integrity.
• Establish work order workflows and PPM governance within CAFM.
• Develop dashboards/reports (Power BI/CAFM) to track KPIs and asset status.
• Ensure SOPs, contracts, and audits align with governance requirements.
• Train FMC teams and FMSP users on CAFM usage and reporting.
• Coordinate ERP, BMS, IoT integrations for seamless data flow.
• Support mobilization and go-live activities for CAFM implementations.
• Identify gaps and drive digital transformation initiatives.

CAFM Consultant , based in, Yanbu/Umluj,Saudi Arabia.

Description:

• Lead CAFM system implementation, governance, and optimization across assigned projects, ensuring accurate asset data, effective work order management, and alignment with FM operational requirements. Drive integration of asset information (BIM, asset registers, and CAFM systems), ensuring data quality, standardization, and usability for operations, reporting, and lifecycle management. Support performance monitoring, reporting, and digital FM transformation initiatives to enhance service delivery, compliance, and decision-making.

Key Responsibility:

• CAFM Implementation & Configuration: Lead setup, configuration, and deployment of CAFM/CMMS systems (e.g., Maximo) aligned with project requirements and FM operations.
• Asset Data Management: Define and manage asset registers, asset hierarchy, coding structures (ASSETNUM/LOCATION), and data standards to ensure accuracy, completeness, and consistency.
• BIM–FM Integration: Coordinate integration of BIM/COBie data into CAFM systems, ensuring alignment with AIR and operational requirements.
• Data Validation & Quality Assurance: Perform data validation, cleansing, and verification to ensure asset data integrity and usability for FM operations.
• Work Order & PPM Governance: Establish and monitor work order workflows, PPM schedules, backlog management, and closure quality within CAFM.
• SLA/KPI & Reporting Support: Develop dashboards and reports (Power BI / CAFM) to track performance, KPIs, asset status, and service delivery metrics.
• System Governance & Compliance: Ensure CAFM processes align with SOPs, contract requirements, and audit expectations; maintain data governance and system controls.
• User Training & Support: Train FMC teams and FMSP users on CAFM usage, workflows, reporting, and best practices.
• Integration with Other Systems: Coordinate integration with ERP, BMS, IoT, and other digital platforms for seamless data flow and operational visibility.
• Mobilization & Readiness Support: Support CAFM readiness during project mobilization, including asset data upload, testing, and system go-live.
• Continuous Improvement: Identify system gaps, recommend enhancements, and support digital transformation initiatives for improved FM performance
• Systems & Digital Tools : Proficiency in CMMS (e.g., Maximo), PMS procedures, KPI monitoring tools, and reporting dashboards, Document management systems (SharePoint / EDMS).

EXPERIENCE:

• Minimum 10+ years in Facilities Management
• Experienced in CAFM platforms including Strong expertise in CAFM/CMMS systems (Maximo preferred), including asset hierarchy, work order management, PPM setup, and reporting.
• Knowledge of BIM–FM integration, COBie, Asset Information Requirements (AIR), and data governance frameworks.
• Understanding of FM operations, SLA/KPI structures, asset lifecycle management, and maintenance strategies.
• Proficient in data validation, system configuration, reporting tools (Power BI), and digital FM workflows.
• Familiar with ISO 41001 (FM), ISO 55001 (Asset Management), and digital asset management practices.
• Adept at leveraging CAFM systems to improve operational efficiency, data accuracy, and service delivery.

EDUCATION & CERTIFICATION

• Degree in Facilities Management, Engineering, Computer Science or related discipline
• Facilities or Asset Management, Information Systems/BIM/Digital FM
• CAFM vendor certification (e.g., Maximo, Archibus, Planon),ISO 41001.
• ITIL , IBM Maximo certification / ISO 41001 / ISO 55001 awareness / BIM / COBie certification
