By maintaining the BIM Execution Plan, enforcing model standards, resolving coordination issues, and supporting technical teams, the BIM Manager helps reduce design conflicts, rework, site delays, and information gaps. The role connects technical modeling activities with wider project delivery requirements, including 4D scheduling, 5D cost planning, and 6D asset management.
Key Responsibilities
- Establish, configure, and maintain BIM project models, templates, libraries, and shared parameters.
- Define model structures that support coordinated architectural, civil, structural, mechanical, electrical, and infrastructure design.
- Implement and maintain the Project BIM Execution Plan.
- Enforce approved naming conventions, file structures, model breakdowns, and information exchange procedures.
- Confirm compliance with required Level of Development and Level of Information standards.
- Lead multidisciplinary BIM coordination meetings with internal teams, consultants, and contractors.
- Perform clash detection and interference analysis using Navisworks Manage.
- Categorize, assign, track, and close coordination issues through formal workflows.
- Coordinate with design managers and discipline leads to resolve conflicts before construction.
- Maintain federated models and ensure individual discipline models are aligned with the project coordinate system.
- Review model geometry, metadata, classification, and parameter completeness.
- Conduct scheduled quality audits on 3D models and extracted 2D documentation.
- Identify model errors, duplicate elements, coordination gaps, and information inconsistencies.
- Verify that drawings, schedules, quantities, and reports extracted from models are accurate.
- Monitor contractor and consultant BIM submissions for compliance with contractual requirements.
- Review BIM deliverables at defined project stages and issue clear technical comments.
- Oversee the integration of non-graphical asset and equipment data within project models.
- Support 4D model integration with project schedules and construction sequencing.
- Assist 5D workflows by enabling reliable quantity and cost information extraction.
- Prepare model data for 6D facility management and asset handover requirements.
- Support openBIM exchange using IFC and COBie deliverables.
- Maintain the Common Data Environment in BIM 360 or Autodesk Construction Cloud.
- Control permissions, review workflows, model publishing, document status, and information approvals.
