Sunrays Property Management Inc. seeks a Property Administrator to oversee assigned properties and supervise on-site personnel, ensuring efficient building operations across operations, finance, security, housekeeping, technical and community development.

The candidate should have a four-year degree, at least 3 years in property management, strong communication, and computer literacy, with the ability to multitask.

Qualifications

• University Graduate of any four-year course (preferably with background on Engineering & Accounting).
• At least 3 years experience in Property Management Industry.
• Good Written and Oral Communication Skills.
• Computer Literate (MS Applications).
• Able to communicate effectively with people and can do multi-tasking.
• People Oriented.

Responsibilities

• Monitor House Rules compliance by periodic inspections.
• Handle Unit Owners' complaints and assign actions to concerned personnel.
• Prepare the Monthly Property Management Report for the Board of Trustees.
• Administer permits for Government Compliance and supervise staff.
• Develop programs to enhance billing and collection.
• Review monthly and annual financial statements and monitor reports.
• Oversee the use of funds and assets.
• Prepare annual budget, operating expenses, capex, and special assessments.
• Oversee daily collections and disbursements via reports.
• Distribute monthly statements of accounts to ensure timely payments by unit owners.
