PROPERTY MANAGER
We are looking for an experienced and results-driven Property Manager who will be responsible for the overall administration, operations, maintenance, tenant relations, financial performance, and regulatory compliance of assigned properties.
The Property Manager will ensure that properties are well-maintained, safe, secure, compliant, cost-efficient, and commercially viable, while maintaining effective relationships with tenants, contractors, suppliers, service providers, government agencies, and other stakeholders.
Oversee the day-to-day operations and administration of assigned properties.
Ensure properties are properly maintained, clean, safe, secure, and fully operational.
Conduct regular property and site inspections and identify maintenance, repair, and improvement requirements.
Monitor utilities, building services, security, janitorial, engineering, and other property-related services.
Ensure timely resolution of operational and property-related concerns.
Manage tenant and occupant concerns, requests, complaints, and operational requirements.
Coordinate lease-related operational matters with tenants and management.
Maintain professional relationships with tenants, contractors, suppliers, service providers, and government agencies.
Ensure compliance with property rules, regulations, lease provisions, and contractual obligations.
Supervise preventive and corrective maintenance activities.
Coordinate and monitor contractors and third‑party service providers.
Evaluate service provider performance and ensure compliance with agreed service standards.
Review maintenance proposals, quotations, work orders, and completion reports.
Ensure proper documentation and monitoring of maintenance activities.
Prepare and monitor the property's annual operating budget.
Monitor operating expenses and identify opportunities for cost control and operational efficiency.
Monitor rental and other property-related collections in coordination with Finance.
Review invoices, purchase requests, contracts, and other property-related expenditures.
Prepare regular property performance, financial, and operational reports for management.
Ensure compliance with applicable building, fire safety, environmental, occupational safety, and other regulatory requirements.
Monitor permits, licenses, inspections, certifications, and statutory requirements.
Coordinate emergency preparedness, incident reporting, and corrective actions.
Identify property-related risks and recommend appropriate preventive and corrective measures.
Ensure implementation of applicable safety and security protocols within the property.
Recommend repairs, upgrades, renovations, and improvements that will preserve or enhance property value.
Coordinate with Project Managers, contractors, consultants, and other stakeholders for approved renovation and improvement projects.
Monitor completed works and ensure proper turnover to property operations.
Recommend cost-effective measures to improve property utilization, efficiency, and long‑term asset value.
Bachelor's degree in Property Management, Real Estate Management, Business Administration, Engineering, Architecture, or a related field.
At least 3–5 years of relevant experience in property, building, facilities, or real estate management.
Experience managing commercial, residential, office, retail, or mixed‑use properties is an advantage.
Strong knowledge of property operations, maintenance, vendor management, and regulatory compliance.
Strong leadership, negotiation, communication, organizational, and problem‑solving skills.
Ability to manage multiple stakeholders, operational priorities, and property concerns simultaneously.
Proficient in Microsoft Office and property/facilities management systems.
Willing to conduct regular property/site inspections and coordinate with contractors and service providers.
Hands‑on, results‑oriented, and capable of working independently with minimal supervision.
