seeks a Property Management Associate III to oversee property operations, coordinate with vendors and stakeholders, support project turnover, and ensure compliance with quality, safety, and service standards. Independently manage day-to-day property operations and ensure compliance with established standards.
Identify and resolve concerns affecting property condition, safety, security, and client/occupant experience.
Coordinate with internal teams and stakeholders to address property-related concerns.
Maintain accurate property records and operational reports.
Coordinate with vendors and contractors to ensure compliance with scope, schedules, service standards, and contracts.
Monitor vendor performance and address service deficiencies.
Evaluate quotations and work outputs based on quality, cost, and operational requirements.
Maintain vendor accountability and professional working relationships.
Provide direction to assigned personnel and ensure timely completion of operational tasks.
Delegate tasks, monitor progress, and follow through on deliverables.
Coach team members on procedures, work standards, and recurring concerns.
Take the lead in addressing urgent operational issues.
Coordinate the turnover of completed properties from project/construction teams to Property Management and homeowners.
Ensure completion of required documents, inspections, punch lists, clearances, and turnover requirements.
Coordinate with Project Development, Construction, CRU, Legal, Finance, and other stakeholders.
Identify turnover gaps and recommend actions for timely and complete conveyance.
Provide technical assistance on facilities, utilities, maintenance, safety, and site-related concerns within the scope of expertise.
Assess basic technical issues and coordinate specialized intervention when needed.
Review technical proposals and work plans for completeness and compliance with standards.
Translate technical findings into clear operational recommendations.
Conduct inspections to ensure facilities, services, and completed works meet quality and operational standards.
Identify defects, non-conformities, and recurring issues and ensure corrective actions are followed through.
Apply quality acceptance criteria when evaluating works, repairs, and vendor deliverables.
Recommend preventive and process improvements based on inspection findings.
Bachelor’s degree in Civil, Electrical, Mechanical Engineering, or a related field
At least 2-3 years of experience in property management, facilities management, property operations, construction coordination, or project turnover/conveyance
PRC Professional License
Proficient in Microsoft Office
Training in Property/Facilities Management, OSH/PCO, Quality Assurance/Quality Control, Vendor/Contractor Management, Contract Administration, or Project Management is an advantage
Strong analytical and problem-solving skills
Good written and verbal communication skills
Experience coordinating with contractors, vendors, homeowners/clients, and internal departments
Ability to consistently apply property management, safety, quality, and operational standards
