Job summary

Te Taiwhenua o Heretaunga (TToH) is seeking a Tenancy Officer to join our tenancy team in the Heretaunga area. You will manage a portfolio of tenancies, conduct property inspections, handle lease documentation, monitor payments, and coordinate maintenance to ensure properties meet standards.

You will prioritise sustainable tenancy and tenant wellbeing, collaborating with Housing Navigators and other teams to provide wrap‑around support for long‑term housing solutions for whānau.

Qualifications

• Experience in managing a portfolio of tenancies in the community or private sector
• Familiarity with Housing NZ and Ministry of Social Development processes
• Great people skills and ability to build rapport with people from diverse backgrounds
• Ability to keep calm under pressure and manage difficult whānau interactions
• Excellent time-management and organisational skills
• Excellent report writing and documentation skills
• An understanding of Te Reo and tikanga practices (or open to learning)
• Effective time management skills and the ability to meet deadlines

Responsibilities

• Oversee a range of tenancies including Transitional Housing, temporary tenancies, and other long‑term tenancies
• Carry out the full range of tenancy management tasks including property inspections, lease documentation, rent monitoring, tenant turnover, and repairs coordination
• Focus on sustainable tenancy and tenant wellbeing, working with Housing Navigators and other teams to provide wrap-around support
• Provide guidance to tenants to support long-term, sustainable housing for whānau

Due to our expanding Social Housing contracts, we required another Tenancy Officer to join our Tenancy team.

Te Taiwhenua o Heretaunga (TToH) is a whānau-focused, Iwi mandated, kaupapa Māori health and social services organisation. We have been supporting our whānau me hapori to achieve their aspirations and general wellbeing for more than 40 years.

The Role

TToH is a large provider of Social Housing in the Heretaunga area. In this role you will oversee a range of tenancies types that include Transitional Housing, temporary tenancies owned or leased by Te Taiwhenua o Heretaunga and other long‑term tenancies.

You will carry out the full range of Tenancy management responsibilities from property inspections, managing lease documentation, monitoring tenant financial payments, managing tenant turnover and organising maintenance and repair work when required and making sure the properties are up to standard.

You will also have an overall focus on sustainable tenancy and ensuring tenant wellbeing. You will work in collaboration with our Housing Navigators and other teams across our organisation to provide wrap around support with the goal to provide long‑term, sustainable housing for whānau.

This role is a permanent, full‑time position, Monday to Friday 8.30am to 5.00pm.
