Job summary

Ka Puta Ka Ora Emerge Aotearoa, a for-purpose organisation supporting wellbeing for tāngata whaiora and whānau, seeks a Tenancy Manager in Napier to oversee social and transitional housing across Hawke's Bay.

You will lead tenancy management, property oversight, sustainment, and stakeholder engagement, partnering with Hāpai Housing and iwi groups to create safe, warm homes and sustainable tenancies.

Qualifications

• Experience in tenancy or property management in social housing.
• Strong knowledge of Residential Tenancies Act.
• Excellent relationship-building and communication skills.
• Whānau-centred, culturally responsive approach.
• Current NZ driver's license.
• First Aid certificate (including CPR) or willingness to obtain.
• Commitment to sustainable tenancies.
• Ability to work with diverse communities and iwi partners.

Responsibilities

• Manage tenancy agreements, occupancy, arrears, and rent reviews.
• Coordinate property inspections, maintenance, and compliance.
• Build relationships with tenants, landlords, contractors, and stakeholders.
• Support tenancy sustainment through proactive engagement.
• Ensure homes are safe, warm, compliant, and fit for purpose.
• Collaborate with partners to improve housing outcomes.
• Empower tenants with knowledge and access to support.
