Job description

Lead cost management and contractual excellence for commercial and light industrial construction projects across North Malaysia. As Senior Quantity Surveyor, you'll take ownership of project financial performance from tender stage through final account—preparing cost estimates, negotiating contracts, monitoring budgets, and managing contractual matters while mentoring junior staff. This senior-level role combines technical QS expertise with strategic cost control and commercial acumen, working closely with project management teams, clients, and stakeholders to ensure projects are delivered within budget while maintaining quality and profitability.

Key responsibilities

Prepare detailed cost estimates, bills of quantities (BOQs), and tender documentation for construction projects covering materials, labor, equipment, and preliminaries

Analyze drawings, specifications, and project requirements to develop accurate and competitive cost estimates

Provide cost advice and value engineering recommendations during design and pre-construction phases

Monitor project budgets and costs throughout project lifecycle, identifying potential risks and opportunities for cost savings

Negotiate and manage contracts with subcontractors and suppliers to secure the best possible commercial terms while maintaining quality standards

Prepare subcontract packages, evaluate quotations, and conduct tender comparisons to support procurement decisions

Administer contracts in accordance with terms and conditions, manage variations, extensions of time, and contractual claims

Monitor and control project costs against budgets, tracking expenditure and commitments to ensure financial targets are met

Prepare and assess interim payment claims, progress valuations, and variation orders for clients and subcontractors

Mentor and develop junior quantity surveying staff, providing guidance on technical matters, career development, and best practices

About you

5+ years of post-qualification experience as a Quantity Surveyor, ideally within the construction industry with focus on commercial or industrial projects

Thorough understanding of construction contracts (PAM, CIDB, or similar forms), cost management principles, and project financial control practices

Excellent negotiation and problem-solving skills to handle complex contractual matters, resolve disputes, and secure favorable commercial outcomes

Strong analytical and numeracy skills with ability to interpret financial data, identify cost trends, and provide strategic cost advice

Proficient in quantity surveying software (e.g., CostX, Planswift, or similar) and MS Office suite (particularly Excel for cost analysis and financial modeling)

Excellent communication and interpersonal skills to liaise effectively with clients, subcontractors, consultants, and project teams

Able to communicate effectively in English, Bahasa Malaysia, and Chinese (Mandarin/Cantonese) to deal with diverse clients, suppliers, subcontractors, and project stakeholders

Proactive, detail-oriented, and results-driven approach with strong sense of accountability and ownership

Possess own transport for site visits, meetings, and project coordination across North Malaysia
