We are seeking an experienced and results-driven Senior Project Manager to join our development team. The successful candidate will be responsible for the overall planning, coordination, execution and delivery of construction projects, ensuring that projects are completed safely, on time, within budget and to the required quality standards.
This role requires strong leadership, commercial awareness and technical knowledge, with the ability to effectively manage project teams, consultants, contractors, suppliers, clients and regulatory authorities throughout the project lifecycle.
Job Specification
- Plan, coordinate and oversee all phases of construction and development projects, from pre-construction through to completion and handover.
- Ensure projects are delivered in accordance with approved timelines, budgets, specifications, quality standards and contractual requirements.
- Lead and manage project teams, consultants, subcontractors and suppliers to ensure effective collaboration and timely achievement of project milestones.
- Develop, maintain and monitor detailed project schedules, budgets, procurement plans and resource allocation plans.
- Conduct regular site inspections and monitor construction progress against approved drawings, specifications, project requirements and regulatory standards.
- Identify potential project risks, delays and issues, develop appropriate mitigation strategies and take timely corrective action.
- Liaise closely with clients, consultants, contractors, stakeholders and relevant regulatory authorities to provide regular project updates and manage expectations.
- Coordinate project meetings, track action items and ensure timely resolution of outstanding matters.
- Review and ensure the accuracy and completeness of project documentation, progress reports, meeting minutes, technical records and as-built documentation.
- Ensure all project activities comply with applicable health, safety and environmental requirements, as well as relevant statutory and regulatory standards.
- Monitor project expenditure and exercise effective cost control through proper procurement, resource planning and contract management.
- Work closely with the procurement and commercial teams to manage subcontractor appointments, supplier engagement, variations and cost implications.
- Monitor contractor and consultant performance and ensure compliance with contractual obligations and project requirements.
- Provide leadership, guidance and mentoring to Project Managers, Assistant Project Managers and junior project management staff.
- Drive continuous improvement in project delivery processes, construction practices and project management standards.
- Prepare management reports and provide regular updates to senior management on project progress, financial performance, key risks and critical issues.
- Carry out other project-related duties as assigned by the management team.
Requirements & Qualifications
- Minimum 10 years of relevant experience in construction and project management, with a proven track record of successfully delivering large-scale development or construction projects.
- Professional qualification in Project Management, Construction Management, Civil Engineering, Building or a related discipline.
- Strong knowledge of construction methodologies, building codes, statutory requirements, safety regulations and industry best practices.
- Demonstrated experience in managing projects from planning and pre-construction through construction, completion and handover.
- Strong commercial awareness with good knowledge of project budgeting, procurement, cost control and financial management.
- Excellent organisational and time management skills, with the ability to manage multiple priorities and projects concurrently.
- Proficiency in project management software and Microsoft Office applications, particularly Excel, Word and PowerPoint.
- Strong leadership and people-management skills, with the ability to lead, motivate and coordinate cross-functional project teams.
- Excellent written and verbal communication skills in English and Mandarin. Proficiency in Bahasa Malaysia is also required.
- Strong interpersonal and stakeholder-management skills, with the ability to communicate effectively with clients, consultants, contractors, authorities and internal teams.
- Excellent problem-solving, analytical and decision-making skills, with the ability to make sound decisions under pressure.
- Strong attention to detail and a proactive approach to identifying and resolving project issues.
- Valid driving licence and willingness to travel to project sites as required.
