Job summary

Aset Kayamas Development Sdn Bhd is seeking a Senior Leasing Executive / Leasing Executive (Retail / Mall) to identify and secure high-quality retail tenants for optimal occupancy. You will conduct lease negotiations, renewals, and unit showings, while exploring new business opportunities aligned with mall positioning.

You will liaise with management, tenants, agents, and external stakeholders, analyze occupancy and rental performance, and ensure leasing documentation meets corporate standards.

Qualifications

• Minimum 3 years of experience in retail, mall, or commercial property leasing.
• Strong knowledge of lease negotiations and tenancy agreements.
• Proactive, independent, results-driven with good communication.
• Fluent in English and Bahasa Malaysia; Mandarin advantageous.
• Willing to travel within assigned locations.

Responsibilities

Tenant Acquisition & Leasing

Identify, approach, and secure high-quality retail tenants to achieve optimal occupancy rates.

Conduct lease negotiations, tenancy agreements, renewals, and unit showings.

Communication & Stakeholder Management

Demonstrate strong communication skills, particularly in maintaining clear, timely, and effective communication with direct reporting managers and internal stakeholders.

Maintain a professional, respectful, and positive manner when communicating with management, tenants, agents, and external stakeholders.

Possess strong negotiation and influencing skills while maintaining professionalism, tact, and good business etiquette.

Provide timely updates, **escalate** issues appropriately, and ensure alignment with management before making key leasing decisions.

Build and maintain positive working relationships across all levels of the organisation and with external business partners.

Act as the primary point of contact for tenant concerns and operational coordination.

Financial & Analytical Management

Analyse rental rates, gross sales turnover, and occupancy cost to support revenue management and planning.

Monitor current and upcoming vacancies and proactively plan to meet occupancy targets.

Prepare monthly tenant occupancy, outstanding, and leasing performance reports.

Documentation & Compliance

Prepare, review, and manage leasing documentation, including Letters of Offer, Tenancy Agreements, reminders, and termination notices.

Maintain accurate tenant databases and leasing records in compliance with corporate policies.

Stay updated on industry best practices, market trends, and leasing regulations.

Requirements:-

Minimum 3 years of experience in retail, mall, or commercial property leasing and business development.

Diploma or Degree in any discipline, or equivalent relevant experience.

Strong knowledge of lease negotiation, tenancy agreements, and retail business development.

Results-driven, proactive, and able to work independently with minimal supervision.

Excellent interpersonal, communication, and stakeholder management skills.

Proficient in Microsoft Word, Excel and PowerPoint.

Fluent in English and Bahasa Malaysia; proficiency in Mandarin or other Chinese dialects is an advantage for effective liaison with Chinese clients.

Own transport and willing to travel within assigned property locations.
