Asian Pac Holdings Berhad in Petaling Jaya seeks a seasoned Leasing Manager to drive leasing strategy, manage tenancy lifecycles, and lead a dedicated team. You will coordinate with legal, finance, marketing, and operations to ensure timely lease execution and tenant onboarding.

1. Leasing Strategy & Business Development
Develop and implement strategic leasing plans to achieve occupancy, rental income, and revenue targets.
Prepare annual leasing budgets, rental forecasts, and business plans aligned with company objectives.
Conduct market research and competitor analysis to identify industry trends, tenant demands, and business opportunities.
Recommend optimal trade mix, tenant placement, and space utilization strategies to enhance asset performance and customer experience.
Identify, approach, and secure prospective tenants that align with the property's leasing strategy.
Build and maintain strong relationships with retailers, brokers, business partners, and industry stakeholders to generate new leasing opportunities.
Represent the company at networking events, exhibitions, and industry functions to expand the tenant pipeline.
Lead negotiations on commercial terms and successfully conclude leasing transactions in line with approved leasing parameters.
2. Tenancy & Lease Administration
Oversee the full leasing lifecycle, including Letters of Offer (LOO), Tenancy Agreements (TA), lease renewals, amendments, rental revisions, terminations, and handover processes.
Ensure all tenancy documentation is prepared accurately, executed promptly, and complies with company policies and legal requirements.
Monitor lease expiry schedules and proactively manage renewals and retention initiatives.
Coordinate closely with Legal, Finance, Marketing, Operations, and Tenancy Administration teams to facilitate smooth lease execution and tenant onboarding.
Lead, mentor, and develop the leasing team to achieve departmental objectives and individual performance targets.
Allocate workloads, monitor progress, and ensure timely completion of leasing activities.
Conduct regular coaching, performance reviews, and provide continuous guidance to enhance team capability and productivity.
Foster a collaborative, customer-focused, and results-driven working environment.
4. Performance Monitoring & Reporting
Prepare and present regular leasing reports, including occupancy rates, rental income, leasing pipeline, tenant movement, and market updates.
Analyse leasing performance against established KPIs and recommend improvement initiatives.
Provide management with strategic insights, risk assessments, and action plans to support business decisions.
Maintain accurate leasing records and ensure timely reporting to senior management.
5. Compliance & Stakeholder Management
Ensure all leasing activities comply with company policies, internal approval processes, and regulatory requirements.
Work closely with the Centre Manager to support operational initiatives and asset enhancement programmes.
Collaborate with the Group Leasing Manager to align leasing strategies, governance standards, and key tenant relationships across the portfolio.
Build and maintain positive relationships with existing tenants by addressing leasing matters professionally and supporting long‑term tenant retention.
Bachelor's Degree in Business Administration, Property Management, Real Estate, Marketing, or a related discipline.
Minimum 7 years of retail leasing experience, preferably in shopping mall or mixed‑used retail development
Strong network of retail contact
Strong knowledge of retail leasing practices, tenancy documentation, commercial negotiations, and interpersonal skills.
Ability to multitask independently in a fast‑paced environment.
Proficient in Microsoft Office applications with strong analytical and reporting skills.
Experiencing in supervising or leading a leasing team is an added advantage.
Willing to work in Petaling Jaya, Selangor.
