Job summary

Mahajaya Group in Malaysia is seeking a capable leasing and property management professional to attract tenants, coordinate viewings, and match properties to tenant requirements.

You will negotiate rental terms, prepare tenancy documents, monitor collections, manage renewals, and ensure files are up to date while collaborating with the team on maintenance and tenant fit-out. The role requires at least a diploma or degree and 2–5 years of relevant experience.

Qualifications

• Diploma or Bachelor's Degree in Real Estate Management, Property Development, or equivalent.
• 2–5 years of experience in real estate leasing or property management.
• Familiar with Malaysian tenancy laws and leasing practices.
• Proficient in Microsoft Office; knowledge of MHW accounting system is a plus.

Responsibilities

• Source and attract potential tenants through agent networks, referrals, and online platforms.
• Conduct property viewings and identify tenant requirements to match suitable properties.
• Negotiate rental terms and coordinate the closing of lease agreements.
• Prepare tenancy documents including LO0, Tenancy Agreement, invoices, receipts, and correspondence letters.
• Monitor monthly rental collections and follow up on outstanding payments.
• Manage lease renewals, extensions, and terminations.
• Coordinate with team on handover after tenancy secured or non-renewal/termination.
• Ensure tenant files are organized on SharePoint and hardcopy where applicable.
• Attend to tenant queries and maintain positive landlord-tenant relationships.
• Collaborate with team on maintenance and tenant fit-out tasks.
• Track occupancy status and prepare leasing reports.
• Take on any other duties assigned by Superior.

Job description

• Source and attract potential tenants through agent networks, referrals, and online platforms; conduct property viewings and identify tenant requirements to match suitable properties.
• Recommend and implement tenant mix strategies for commercial properties to optimise occupancy and align with the company's leasing objectives.
• Negotiate rental terms and coordinate the closing of lease agreements.
• Prepare tenancy documents including Letter of Offer (LOO), Tenancy Agreement (TA), invoices, receipts, and correspondence letters.
• Monitor monthly rental collections and follow up on outstanding payments.
• Manage lease renewals, extensions, and terminations.
• Coordinate with team members on handover process once tenant secured or during non-renewal and termination of tenancy.
• Ensure tenant files and documents are in place, on SharePoint and hardcopy (if applicable), and easily accessible by team members.
• Attend to tenant queries, including defect complaints and maintain positive landlord-tenant relationships.
• Collaborate with team members and other departments on various tasks, including but not limited to building maintenance and tenant fit-out.
• Track occupancy status, conduct periodic market rental surveys, and prepare leasing reports.

Qualification

• Minimum Diploma or Bachelor's Degree in Real Estate Management, Property Development, or equivalent.
• Minimum 2–5 years of experience in real estate leasing or property management.
• Familiar with Malaysian tenancy laws and common leasing practices.
• Proficient in Microsoft Office; knowledge of MHW accounting system is an added advantage.
• Strong communication, negotiation, and problem-solving skills.
• Able to work independently and manage multiple properties simultaneously.
• Possess a valid driving license and own transport.
