Job summary

Qualifications

• Degree or Diploma in Quantity Surveying, Construction Management, Civil Engineering, or a related discipline.

Responsibilities

• Prepare and manage detailed cost estimates, bills of quantities, and tender documentation for construction projects.
• Conduct comprehensive financial analysis and cost planning for project proposals and tenders.
• Monitor and control project costs throughout the construction phase, identifying and managing variations and claims.
• Provide pricing and valuation advice to senior management and clients on project economics.
• Review contract documents, specifications and drawings to ensure accuracy and completeness of estimates.
• Manage supplier and contractor quotations, analyse bids, and negotiate favourable rates.
• Prepare progress reports and financial statements detailing project expenditure against budgets.

About the role

Country Garden Pacificview Sdn Bhd is seeking an experienced Quantity Surveyor (Senior Executive/Manager) to join our dynamic construction team. This is a full-time position based in Tampoi, Johor. In this role, you will be responsible for managing cost estimation, financial planning, and project economics for our construction projects. As a senior-level professional, you will provide strategic oversight and mentorship to junior team members whilst ensuring that all projects are delivered within budget and to the highest standards of accuracy and professionalism. This position is critical to our success, as you will directly influence project profitability and client satisfaction through your expertise in quantity surveying and cost management.

Key responsibilities

• Prepare and manage detailed cost estimates, bills of quantities, and tender documentation for construction projects
• Conduct comprehensive financial analysis and cost planning for project proposals and tenders
• Monitor and control project costs throughout the construction phase, identifying and managing variations and claims
• Provide accurate pricing and valuation advice to senior management and clients on project economics
• Review contract documents, specifications and drawings to ensure accuracy and completeness of estimates
• Manage supplier and contractor quotations, analyse competing bids, and negotiate favourable rates
• Prepare progress reports and financial statements detailing project expenditure against budgets
• Lead and mentor junior quantity surveying staff, providing guidance and professional development opportunities
• Liaise with project managers, engineers, architects and clients to resolve cost-related issues and ensure alignment on project budgets
• Ensure compliance with industry standards, regulations and company policies in all estimating and surveying activities

What we're looking for

• Degree or Diploma in Quantity Surveying, Construction Management, Civil Engineering, or a related discipline.
• Minimum 5 years of relevant post-qualification experience in Quantity Surveying and cost estimation, preferably with a QS consultancy, property developer, or construction company.
• Proven experience in managing mid- to large-scale commercial and/or residential projects, particularly projects with a contract value exceeding RM80 million.
• Strong knowledge and practical experience in cost planning, procurement, contract administration, tendering, and financial management.
• Good knowledge of PAM Forms of Contract, Standard Methods of Measurement (SMM), technical specifications, and relevant construction industry standards.
• Strong analytical, problem-solving, and decision-making skills, with excellent attention to detail.
• Excellent communication, negotiation, and interpersonal skills, with the ability to effectively manage relationships with clients, consultants, contractors, and other project stakeholders.
• Proficient in Microsoft Office applications, particularly Microsoft Excel, Word, and PowerPoint, AutoCAD and Microsoft Project.
• Proficiency in English and Chinese, both written and spoken, is required.
